All business owners should always re-evaluate their leases and actually know what is in them.  Often times I have found that the business owner is more focused on running the business rather than the terms of the lease when the lease plays a big part in profitability.  Landlords want and need businesses to succeed so they can maintain their rental income yet time and time again I have found landlords unwilling to negotiate with new buyers only to loose the tenant and their space is left vacant.  Not all the landlords can easily re-fill the space, and if they do it will be with additional costs often in excess than any concession given to the current business owner

There are many software templates, articles, outlines and instructions available that will help formulate your plan on paper.  The business plan can be simple or complex with charts, demographic studies and professional evaluations but having a plan is needed.

Suggestions to include in a business plan.

Executive Summary:  Although the executive summary is always shown at the beginning it is usually written last.  This is a highlight and overview of the entire plan.  If you are buying an existing business and seeking outside funding this will be an important part of the business plan.

Company or Business Description:  Describe the company goals or marketing strategy, a marketing analysis, list of products and/or services, and how the legal structure of the business will be set up.

Management Strategy:  Outline the organizational structure, management and describe employee responsibilities.  How will you retain or eliminate current employees, and how much supervision will be required and who will do it.  If the current owner is staying on for any length of time, this would also need to be analyzed with duties outlined in detail.

Marketing Strategy and Implementation:  Include how your vision for the existing company will be implemented, what target dates for production or sales do you expect, what plans do you have to increase or improve the current business environment.

Risk Analysis:  Although buying an existing business seems to have less risk, there is always the potential for a drop in revenues once you take ownership.  Be sure to build in systems and evaluations in order to minimize any risks.  One potential risk is that key employees will leave and take a large percentage of the customer base with them.   Additional risks might involve an escalating lease and declining revenues.  The risk analysis needs to address these and other potential factors.

Financial analysis:  Business owners need to know and understand the profit, loss, cash flow and expenses.  When buying an existing business, many of these numbers can be plugged in based on what the current business numbers are, but keep in mind all the numbers can vary depending on the accounting practices and policies.
